Questions owners ask
Is this a loan?
No. Badri is an assignment of rent receivables (حوالة حق): you assign part of your lease's rent to us and we pay it to you early at a fixed discount. There's no interest and nothing accrues over time.
How is this different from a bank loan?
A bank loan usually needs a salary transfer or collateral, charges interest that grows every month, and can take weeks. Badri isn't a loan: no interest, no collateral, one discount fixed when you sign, and the money arrives after one home visit.
Does my tenant pay more?
No. Your tenant pays the same amount on the same date as in the lease — just to Badri for the advanced months, by payment link, InstaPay or bank transfer.
Who collects the rent from my tenant?
We do, for every month we fund. Badri sends your tenant a payment link and reminders, issues a receipt for each payment and follows up if they're late. You don't need to call, remind or chase anyone. When those months are done, the rent comes back to you as usual.
What does it cost?
One fixed discount on the rent you advance (10% for 3 months), plus a 1% collection & management fee on 3-month advances only. It covers collecting the rent from your tenant for those months. On 4 to 6 month advances, collection is free. Example: on EGP 20,000 a month for 3 months you receive EGP 53,400 today.
What if my tenant pays late?
We handle it. We send reminders at −3, 0, +3 and +7 days and follow up with your tenant ourselves; we only come to you if it reaches +15 days. Any late penalty in your lease is collected from the tenant — you never pay a late fee.
Can I take another advance after this one?
Yes. Once we collect month 1, you can draw the next month, and each clean cycle lets you add more units — from 1 to 2 to 5.
What do I need to apply?
Your national ID, the signed lease and your phone number. We then schedule one house visit to verify the contract, ownership and occupant.
